Aren't Companies With The Most Agents the Best?

 Not usually.  Most larger real estate companies boast that they have the most amount of agents than anyone else.  Most grab almost anyone who is licensed, and in fact, many grab agents before they even pass the State real estate test.  So to say that many are inexperienced is an understatement.

Don't most buyers look to buy from large, recognized brands?

Hardly ever.  Buyers are more concerned about the property and not who the listing is with.  Although on the flip side, if a Buyer has had a horrible experience with a company, they will do everything to avoid dealing with them again.

Don't larger companies offer more marketing and technology than smaller firms?

Not the case.  Smaller companies offer the same MLS services as the larger companies and have the same access level to the same properties.  Much of the technology that REALTORS provide their clients is available to both large and small companies equally.

I hear that big national companies take bigger commission splits? Does that matter to me, the seller?

It’s true.  Bigger Companies usually take bigger splits from their agents. When a listing agent takes a home on to sell, they have to put their own money up to market the listing.  By giving up a higher split, the agent has less capital to spend on marketing their properties.  

The big companies all say they have a large database of cash buyers, especially international buyers. Any truth to that?

None.  Although it’s possible that they might have buyer leads, it’s usually the agent that maintains the database and has a relationship with the buyer.  Not the company.  Gorbach Realty has over 2000 potential clients (known as “sphere of influence”) that are possible buyers for a given property, and these potential buyers often receive priority emails, etc. the minute a property comes on the market.

The bigger companies all seem to have agents working in "teams." How does this help me, the seller?

It doesn’t.  Teams are great for moving properties along, so that it frees up your agent to sell more properties, instead of focusing on finishing up on yours.  Teams are usually very competent and thorough; however, they are set up to do more volume for the company.
