When listing or buying a home or condo, a buyer and seller are faced with a decision to make. This decision to use a small "boutique" realty company like Gorbach Realty or a large nationwide company like Douglas Elliman, Sotheby's, Corcoran, Coldwell Banker, and the new kid on the block... Compass. Let's analyze.
Of the firms mentioned above, who are they most loyal to? Since they are all Public Companies, except Compass, with the latter having over 1 Billion in Venture Capital Money, it seems that their investor's happiness would be their first priority...No?
With well financed "Big Companies", it would also seem that marketing money would be plentiful to the home seller. Yes, that's true; however most companies use this marketing money to grow their brand, not selling your home.
At a recent sales conference, industry leaders were asked for their perception of several of the largest real estate companies in the Country. Some of the most popular instant responses were:
Douglass Elliman: With over 7,000 agents, your'e a small fish in the pond.
Corcoran: Known in New York and on Shark Tank.
Sotheby's: Expensive properties needing International Buyers.
Compass: Strange name for a real estate company...unless you're lost!
Founded in 1932 by Abraham Gorbach, before the MLS, Computers, Internet, and the "Big" Public Real Estate Companies, his philosophy was always "the customer always comes first."A lot has changed since then, but the fundamental foundation is still there. You see, Gorbach Realty believes that since approximately 90% of are co-brokered by with other agencies, by giving the "outside" selling agent a bigger commission to incentivize him or her selling a "Gorbach listing," our listings get more traffic. The more traffic, the more sales.
Furthermore, Gorbach Realty gives their agents a much higher split than most "Big" Companies. Since agents pay for their own marketing, it means there is more money to be spent on their listings. What does all this mean for our clients? It means less money for Gorbach Realty, but more money for the selling agent to their client. Not necessarily "rocket science," however: let's see the "Big" Companies give up their profits to their investors. Not likely!
